Top 5 Things To Do To Sell Your Home

Step One

Declutter your home! Begin by cleaning out drawers ans closets. Move on to packing nick-knacks and trinkets throughout your home and packing those boxes into the cleaned out closets. By beginning with getting rid of unneeded and unused items you will make space to box and hide those items that are sentimental to you. When working to sell and stage your home always remember LESS IS MORE! Potential buyers are more likely to select and place an offer on your home when it is clean, neat and there is no clutter.

Step Two

Deep clean your property! Having carpets shampooed, hiring a company to deodorize and even having the home, driveways and sidewalks pressure washed can bring you top return value on your home investment. All of these services can be performed by you or hired out to local companies that specialize in each, should you not have the time or equipment needed. Your trusted real estate agent should be able to provide you with a vendors list that will cover many services you need when attempting to sell your coastal property.

Step Three

Have known existing issues fixed before you list your home for sale. When you have knowledge of an existing issue and you would be willing to fix it, having the job complete prior to the home being for sale can increase your marketability and profitability. If you simply do not have the funds to fix the existing issue that's OK! You can always offer the buyer of your property a credit for the repair, due to the defect. Or in some cases a one year home warranty can be purchased at a small cost that would cover the repair for a small fee.

Step Four

Let your neighbors know that you are thinking of selling your property. Sometimes neighbors are not happy to see you leave and can fear that the new neighbor they may receive will NOT be a good neighbor like you are. By having a simple conversation ahead of time it can give your neighbors the peace of mind they need in knowing what is coming. This can greatly help when your home is listed for sale. If neighbors are in a good mood and welcoming to any potential buyers and their agents your home will sale faster than the alternative of a sabotaging neighbor listening to obscenely loud music during showings or even being rude to potential purchasers.
